Your building’s milestone deadline is its own 30th year — and for many buildings it has already passed.
A milestone inspection is due by 31 December of the year the building turns 30, then every 10 years. Buildings that reached 30 before July 2022 were due by the end of 2024. If yours is past its date, or a Phase 2 report has already found substantial deterioration, the repair clock is the one that matters now.

Recertification repairs
Florida law now requires milestone structural inspections and reserve studies for older condominium buildings. When the report finds deterioration, the repair has a clock on it. That repair is our core work.
