Why coastal buildings here fail early

Salt air drives chloride into concrete. Chloride corrodes the reinforcing steel inside it. Corroding steel expands and pushes the concrete apart from the inside. That is why a building within a few miles of the water in Palm Beach County needs inspecting sooner than the same building inland — and it is why Florida's milestone rules use a shorter trigger within three miles of the coast.
