Recertification
40-Year & Building Recertification Repairs
Miami-Dade and Broward have run building recertification for decades, and the trigger in Miami-Dade now starts at 30 years from the original certificate of occupancy, with re-inspection every 10 years after. The county sends the owner a notice of required recertification. What follows is an engineer's structural and electrical inspection - and then, usually, repairs.
The sequence
Notice arrives. Engineer inspects. Report lists deficiencies. Repairs are permitted and completed. Engineer signs. The building department closes the recertification. The middle step is the one that takes real time and real money, and it is where we work.
If your case is already in enforcement
Buildings sitting past their date with an open case are not a lost cause, but they do need a permit pulled and visible progress. That is usually what changes the conversation with the building department.
