SIRS - What Happens After the Study
A Structural Integrity Reserve Study sets out the components a building must reserve for and what they will cost. It is a funding document. The repair still has to be scoped, bid and built - and the numbers in a reserve study are planning figures, not construction bids.
Turning a reserve line into a real number
A study might carry a line for concrete restoration based on a general allowance. What that figure actually costs on your building depends on how much deterioration is really there, which nobody knows until the engineer inspects and, in truth, until the surface comes off.
Sequencing the work against the funding
Where funding is phased, the work can usually be phased with it - by elevation, by stack, or worst-first on the engineer's priority. Structural findings and anything post-tensioned go first.
