Balcony Restoration

Balconies are where South Florida buildings fail first. They are exposed on every side, they carry a railing bolted straight into the concrete, and they drain badly once the original slope has been coated over a few times.

The usual findings

Corroded railing embedments splitting the slab edge, delaminated soffits, failed drip edges dumping water back onto the face of the building, and coatings applied over a slope that no longer drains.

Restoring the detail, not just the surface

A balcony that is patched and recoated but still drains toward the building will be back on the next inspection report. Slope, drip edge and railing base detail are part of the repair.
