What we repair

Balcony and walkway soffits, slab edges and drip edges, columns and beams, planter and railing embedments, parking structure decks, stucco and fascia over structural concrete, and the waterproofing that has to go back over all of it.

How the work runs on an occupied building

Most of this work happens with residents still living there. That means phased access so no unit loses its balcony for the whole job, daily clean-down, protected walkways, posted schedules so people know when their stack is next, and a superintendent on site who answers to the board rather than to a phone tree.

Working to an engineer's specification

When a structural engineer has written a repair specification, we build to it. Submittals, mix designs and material data sheets go in before work starts, the engineer inspects prepared cavities before patch, and quantities are tracked and signed as the job runs so the change-order conversation is never a surprise at the end.

Licensed and permitted. Work is performed under Florida Certified General Contractor licence CGC #1540717, permitted and inspected.

Questions we get asked

How do you price concrete restoration when nobody knows how bad it is?
Honestly, nobody does know until the surface comes off. Structural repairs are normally bid as a unit price per square foot of patch plus a linear foot rate for edges and a per-foot rate for exposed steel, against an allowance quantity. You are billed for what is actually found and signed for, not for a guessed lump sum.
Do residents have to move out?
Almost never. Work is phased so a unit loses access to its own balcony for a defined window, not the whole project.
Who decides how much has to be repaired?
The structural engineer of record. We do not expand a scope on our own opinion - the engineer marks it, we price it, the board approves it.
