Boca Raton Ordinance 5589 Recertification Repairs

The City of Boca Raton adopted Ordinance No. 5589 in August 2021, establishing a Building Recertification Inspection Program. It applies to condominium and cooperative buildings three storeys or more in height, or 50 feet or greater, at 30 years of age - or 25 years for buildings within three miles of a coastline. The city has phased the programme by geographic zone rather than notifying every building at once.

What the ordinance asks of a building

Structural and electrical inspection by a Florida-licensed engineer or architect, a report to the city, and repair of what the report finds. Recertification then repeats on a cycle.

Why the zone schedule matters to a board

Buildings are called up by zone. If your zone has not been called yet, you have the one advantage nobody in an active zone has - time to inspect early, budget properly, and get a contractor before the whole zone is bidding the same month.

Our zone has not been called. Should we wait?
Waiting costs money. Buildings that inspect ahead of their zone get their pick of engineers and contractors and can spread the cost over more than one budget year. Buildings that wait bid against their whole neighbourhood.
